This is one of the first questions we get on almost every quote, and the honest answer is that the lifespan of artificial turf is mostly determined by what's under it, not the turf itself.
Here's what actually drives longevity and what you should ask any installer before you sign.
The turf itself
Good quality artificial grass is engineered to last many years under normal residential use. The fibres are UV-stabilised so they don't fade or get brittle in the sun, and the backing is designed to resist rot and moisture breakdown.
Cheap turf skips some of those engineering steps. The fibres mat down faster, the backing breaks down sooner, and the product can start to look rough within a few years. Buy quality product and it holds up.
The base is what actually fails
Every premature turf failure we've investigated comes back to the base. If the base settles unevenly, the turf surface gets bumpy and the seams start to separate. If the base doesn't drain properly, the turf sits in standing water and the backing breaks down ahead of schedule.
On Ladner clay and Richmond's high-water-table lots, this is especially important. A builder who cuts corners on the base depth or compaction is cutting corners on the lifespan of the entire install.
What good maintenance looks like
- Rinse the surface occasionally, especially dog runs — monthly is plenty for a residential lawn
- Brush the blades upright once or twice a year to keep the lawn looking full
- Clear leaves and debris that accumulate in corners — they hold moisture
- Deal with any edge lifting straight away rather than letting it spread
The warranty question
Ask any installer what their product warranty covers and for how long, and whether they stand behind the install itself. A good installer is confident in their base build and won't hedge that answer. If they can't tell you what the workmanship warranty covers, that's a signal.
